Berjaya Land Bhd has launched the final phase of its landed terraced homes, the 2- storey Hazel series, at its RM 506 million Berjaya township in Shah Alam.
Its assistant general manager, Amy Yong, says the Hazel range comprises 197 units and the developer has already launched 110 units in July. Of this, 44 units have been released for sale and 40% has been taken up. With land area of 22ftby 70ft, the units come with built ups from1,907 to 2,022sq ft and prices are from RM228,668.
According to Yong, the construction of the 2-storey Hazel units has already started. "The show house is ready and we will also be selling it," offers Yong, who adds that the second batch of 87 units will be launched later. Completion is targeted by end-2007
Berjaya Park is a 325-acre freehold mixed development with industrial, commercial and residential components. It was launched in 1996 with the 105-acres. Priced at RM25 psf, there are only 3 plots left
The residential components of 55 acres was launched in 1998 with 136 units of Aspen 1-storey terraced houses with land sizes of 20ft by 65ft and sold for RM118,000 to RM180, 750. The 388 units of 2-storey terraced homes launched later were also sold out.
Yong says the strata properties are the only residential components left to be developed by Berjaya Park. "We plan to launch medium-cost apartments in the middle of 2007.
There will be 220 Medium–cost apartments, 440 low-cost flats and 220 low/ medium-cost apartments.
The Commercial portion will take up 5.8 acres and the developer has launched 20 units of 1-storey shops last year. The 20ft by 65ft lots are already occupied.We have two rows of shops and these are leased out. We have convenience outlets, clinics, sundry and mamak shops for the convenience of the residents,” explains Yong. Some 50% of the shops are leased out for between RM1,500 and RM2,000. In the planning stages are 114 units of 3-storey shopoffices with land area of 22ft by 80ft.
